Single-family homes often appreciate steadily, especially in good neighborhoods.
Multi-family properties also appreciate, but investors often focus on cash flow first and appreciation second.
Here is a tip: if your goal is long-term wealth, sometimes cash flow beats appreciation because it funds your next investment.
Let me share a real-life example.
John, a beginner investor, started with a single-family home. He rented it for one thousand three hundred dollars per month. He learned property management, tenant screening, and budgeting, but his cash flow was limited.
After two years, he saved enough for a four-unit building. Each unit rented for one thousand dollars. Expenses totaled two thousand five hundred dollars. That gave him one thousand five hundred dollars per month in cash flow, three times more than his single-family home.
Within five years, John used the cash flow from his multi-family property to buy two more multi-family buildings. Today, he earns passive income that covers his living expenses and reinvests the rest.
